The Project
One Eastside is Birmingham’s tallest residential tower, a 51-storey, 667-unit build-to-rent scheme forward funded as a £200 million long-term investment. Rising 155 metres above a former brownfield site, the development sits alongside a 16-storey companion building and brings a substantial mix of homes, amenity space and public-facing areas to Birmingham’s Eastside distric, from co-working lounges and a gym to a 51st-floor sky bar with outdoor terrace.
A scheme of this scale and profile called for flooring accessories that could stand up to constant footfall across dozens of storeys, while still looking the part in spaces designed to a high specification throughout.
Getting It Right From the Start
Product selection began with a discussion around product suitability, ultimately deciding on our BN1SLR/55 brass stair nosing and Feline T25 floor trims to meet the finishes and traffic levels required across the building.
From there, we went on site to measure, precisely. On a building with 51 storeys of stairwells, there’s no room for approximation; every step needed exact measurements to guarantee a seamless, consistent fit throughout. That level of care on site is what turns a good product choice into a finish that actually looks right once it’s installed.
Bespoke Fabrication and Problem-Solving
Not every junction in a building this size follows a standard dimension, and One Eastside was no exception. Where off-the-shelf profiles wouldn’t quite work, we carried out bespoke fabrication to match the specific requirements of certain areas, ensuring a consistent, tidy finish throughout rather than compromising on fit.
We also advised on ramp solutions in areas of uneven flooring, a common challenge on large-scale builds where different finishes and floor build-ups meet, and one that needs a practical, safe solution rather than a purely cosmetic fix.
Working Together
Our involvement ran through the contractor route via Planners, working closely with all parties to keep product decisions aligned with the wider build programme. That collaborative approach, surveying early, advising throughout, and fabricating where needed, meant the flooring accessories package kept pace with a fast-moving, high-profile scheme.
The Result
One Eastside now stands as Birmingham’s tallest residential tower, with flooring transitions and stair nosings across the building finished to match the quality expected of a landmark development.
